What They Hid From You About The Renters Rights Act

Here's the uncomfortable truth about the Renters Rights Act. They told renters this law would protect them, make renting fairer, safer, and cheaper. So, here's the question nobody in government wants to answer - Why the very people this law was built to help, are ending up with fewer homes, higher rents, and less choice than before it even existed.

I'm going to show you what actually happened to rents to the number of homes available and to the landlords themselves, both in the long run up to this law and in the few weeks since it's landed. By the end I think you'll see why so many people on both sides of the rental divide are quietly asking the same thing. Who exactly was this law for?

    KEY TAKEAWAYS

    · The Renters’ Rights Act was supposed to make it easier for tenants to find secure and affordable homes – in practice, the opposite has happened.

    · Around 35% of landlords sold or tried to sell in the 12 months before the Act came into force, permanently shrinking the pool of rental properties.

    · Many ex‑rental homes don’t become first‑time buyer bargains. They’re snapped up by larger, often corporate, landlords, concentrating power in fewer hands.

    · In the year to mid‑2024, average private rents rose by 8.6% across England, and by 9.7% in London, then flattened near record highs.

    · For informed investors and would‑be landlords, the chaos is an opportunity: with fewer rental homes, strong yields, and 20+ applicants per property, those who understand the new rules can step into the gap and build profitable, resilient portfolios.

    BEST MOMENTS

"You'd naturally assume that a law that protects tenants would lead to more secure rental homes, but a rental home only exists if a landlord is willing to offer it."

"The flat doesn't become someone's first home; it just passes from a small local landlord to a faceless institution."

“The kindest thing you could possibly say is that the law poured a bucket of petrol directly onto a fire that was already lit, and the tenants are the ones standing closest to the flames.”

Market turbulence does not destroy opportunity, it transfers it.

It moves wealth and security away from people who react entirely to fear directly into the hands of the people who take the time to understand the new rules - That's exactly what we teach at Progressive Property – Join our free webinar here - https://progressiveproperty.co.uk/online-training/

The Headlines Say the UK Rental Boom Is Over - The Data Says It´s Not When You Know Where to Buy

    21/07/2026 | 10 mins.
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/

Right now, in 2026, thousands of landlords are quietly dumping perfectly good properties because a journalist told them - “UK rents have cooled to 3%.” They’re reading a single national average as if it were a buy or sell signal. In the process, sleep‑walking past the best buying conditions they’ve seen in years.

In this episode, Mark shows why that headline is technically true but practically useless if you’re deploying capital. He walks through the real ONS and Rightmove data, explains how London has smashed into an affordability ceiling while the Northeast and Midlands still have headroom, and reveals why asking prices can rise even as real values soften. More importantly, he lays out how sophisticated investors are quietly stepping into those nearly 6% rent inflation regions, structuring around stamp duty, and using inflation to devalue their debt while amateur landlords run for the exits.

    KEY TAKEAWAYS

National averages are a terrible way for investors to assess whether it is time to buy or not.

London has hit an affordability ceiling, while the Midlands and Northeast still have wage headroom and rising rents.

Smart investors are ignoring the national mood and targeting specific streets in high‑yield regions.

Amateur landlords are panic‑selling in the very regions where tighter supply is likely to push rents higher. At a time when yields and inflation are quietly working in favour of buyers.

    BEST MOMENTS

“The headline isn't wrong, it's just useless.”

“Because of that one headline, landlords across the country are panic selling perfectly good properties this month.”

“The market isn't dying. The heat is migrating.”

“Navigating this market based on headlines is a massive risk in the current economic climate.”

If you want a complete circuit breaker from the media noise, join Mark’s Multiple Streams of Property Income training that works regardless of market conditions.

Bring your deals, your doubts, and your spreadsheets, and walk out with a strategy built to work in today´s market, not the one in the headlines. Spots are limited, so grab yours here: https://progressiveproperty.co.uk/msopi/

Reform UK vs Green Party Housing Policies : The Differences and Being Ready For Them Both

    14/07/2026 | 19 mins.
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/

Right now, there is a silent war being fought over the future of the UK housing market. Your home, your buy-to-let, or the property you’re trying to buy is sitting in the crossfire. On one side, the Green Party has voted to pursue the effective abolition of private landlords through rent caps, forced sales and a ban on future buy-to-let mortgages. On the other, Reform UK wants to rip up the Renters Rights Act, scrap Section 24, and put thousands of mortgage in interest relief back into landlords’ pockets.

I walk you through the biggest battle lines, where these two visions collide and reveal what each path would actually mean for your wealth, your risk and your long-term strategy as an investor, homeowner, or renter.

Then, show you how to use the fear of these policies to position yourself for the best buying opportunities we’ve seen in years.

    KEY TAKEAWAYS

The Green Party’s plans point towards the effective abolition of private landlords through rent caps, forced sales and a ban on buy‑to‑let mortgages.

Reform UK is pushing for a freer market with lighter regulation and stronger tax reliefs.

When reform argues that rent control mathematically breaks the housing market, they aren't guessing, they're pointing directly to what happened in Scotland after rent reform. Rents soared instead of dropping.

Stamp duty, land value tax, capital gains tax, Section 24 and renters’ rights are the levers that decide whether a deal still stacks. If you don’t understand them now, making the right calls when they change will be very difficult.

Fear of future policy changes will cause panic-selling. Investors who understand the mechanics and focus on their bottom line will spot the best deals while everyone else is paralysed by uncertainty.

Be ready – educate yourself now.

    BEST MOMENTS

" Artificial caps compress supply, uncompressed supply inevitably triggers a secondary price explosion."

" A single tax policy drove nearly half a million citizens to completely restructure their financial lives. That's how powerful government legislation really is."

“In every one of these shakeouts aren't the people who picked the wrong party, they're the people who didn't understand the game well enough to protect themselves.”

How to Ethically Navigate and Benefit From The 5 Hidden Forces Crushing the UK Rental Market

    07/07/2026 | 14 mins.
Six people - as you listen to this podcast today in 2026 that is the exact number of desperate renters fighting over a single property the moment it hits a portal like Right Move, or Zoopla. Imagine standing in a freezing queue of strangers on a Tuesday afternoon outside a flat you haven't even seen inside yet, knowing that five of you will go home defeated tonight, but here's the truth that the mainstream media refuses to say out loud. It's about to get significantly harder for renters.

Not because of one single catastrophic event. But because five separate economic fault lines are quietly closing in on the UK housing market, at the exact same time. Number five is a hidden regulatory change nobody is talking about. I reveal what each change is and why it is likely to make the UK´s housing market worse for investors as well as tenants.

If you’re serious about turning this broken market into your advantage, join my free online masterclass. I’ll show you exactly how to understand the changes, find discounted deals, and build a resilient, ethical portfolio that actually works in 2026 and beyond. Join here: INSERT URL

    KEY TAKEAWAYS

England completed about 119,000 homes in 2024–25, down from roughly 221,000 the year before and far below the 300,000-a-year target, so the supply gap is widening fast.

Higher interest rates hitting as fixed interest deals expire are doubling many landlords’ mortgage costs forcing many to sell up, while buyers are struggling to secure loans.

As small “mom-and-pop” landlords exit institutional investors are rapidly taking a growing share of the rental stock, which will cause problems for renters.

The 2030 EPC upgrade mandate (to band C) and steep fines will be the final straw for many independent landlords, shrinking rental supply further.

With many casual landlords selling, competition is falling, and motivated sellers are more open to negotiation.

Ethical, independent landlords who understand the changes, know how to stress test deals, and focus on real tenant comfort rather than just EPC box‑ticking can build portfolios that survive and actually benefit from this market squeeze.

    BEST MOMENTS

“We aren't closing the gap. The gap is aggressively widening right in front of us.”

“The UK housing supply tap isn't just turned down; it's completely clogged at every single joint.”

“You quite literally cannot save your way to home ownership.”

“The people who take time to understand the board right now are the exact ones who will look back in 2026 as the moment everything changed for them.”
